The initiator of the industrial park is Sparrow Capital, which is part of the Sparrow group of companies working in development projects, investment, property management and implemented various projects in the field of real estate construction with a total area of more than 240 thousand square meters.
The purpose of the Sparrow Park Lviv Industrial Park is to ensure economic development and increase the competitiveness of the city of Lviv, Lviv region and Ukraine as a whole, intensify business activity, increase employment, develop modern production and logistics infrastructure.
Thus, the main tasks of creating an industrial park are:
- development of industrial and logistical potential of the region by creating the necessary infrastructure;
- intensification of innovation activity;
- realization of potential of BPO, SSC;
- growth of investments in the region;
- increase in tax revenues and payments to the budget and state trust funds;
- creation of new jobs, including for highly qualified personnel;
- increase income in the region.
The construction project plans to build an industrial park in several stages.
In the short term it is planned:
- after the inclusion of the industrial park in the register – the conclusion of an agreement on the establishment and operation of the industrial park with the selected management company;
- completion of design and construction of the first stage of construction on the territory of the industrial park – production and storage complex with an area of 11,740 m2;
- completion of development of technical and working documentation and construction of the necessary engineering and technical infrastructure of the industrial park;
- proper arrangement of the territory of the industrial park for the primary stages of construction;
- to carry out regular advertising events on international information platforms, participation in specialized exhibitions and conferences.
In the future it is planned:
- in the medium term (2-3 years) – completion of design and construction of the second and third stages of construction in the industrial park – production and storage complexes with an area of 37,680 m2;
- in the long run (5-8 years) – full development of the industrial park – production and storage complexes with an area of 63,580 m2 and engineering and technical infrastructure;
- on a permanent basis – the provision of services by the management company to park participants.
Sparrow Park Lviv Industrial Park will be a group of industrial enterprises in various industries, for which engineering preparation of the territory, design and construction of engineering infrastructure and other facilities for maintenance, management and financing of construction.
The design and construction of each individual property is planned to be carried out in accordance with the requirements, specifications of the participants of the industrial park and in accordance with the standards of industrial buildings of Class-A.
Thus, the profile of participants who will be given preference during the implementation of the process of involvement in the industrial park is as follows:
- mechanical engineering and metalworking;
- logistics (urban logistics),
- light and food industry;
- processing industry;
- woodworking, printing industry;
- other industries compatible with these.
The creation and operation of the Sparrow Park Lviv Industrial Park can contribute to the partial solution of such goals and objectives set out in the Strategy for Increasing the Competitiveness of the City of Lviv.
The territory with a total area of 18.8242 hectares is located at: Lviv region, Lviv, st. North (section 2-1) in the industrial zone “Signivka”. The plot is located in the western part of Lviv and borders:
- North – railway.
- South – land for placement and operation of main, auxiliary and auxiliary buildings and structures of enterprises of processing, machine-building and other industries to create an industrial park in Lviv.
- West – land for placement and operation of main, auxiliary and auxiliary buildings and structures of processing, engineering and other industries to create an industrial park in Lviv.
- East – land for placement and operation of main, auxiliary and auxiliary buildings and structures of processing, engineering and other industries to create an industrial park in Lviv.
First of all, new construction is envisaged, which includes:
- construction of a production and storage building with administrative and domestic premises;
- construction of a pumping station with ground tanks for fire-fighting water filling;
- construction of a checkpoint;
- installation of complete transformer substations and diesel electric substation;
- construction of a gas distribution point;
- arrangement of driveways, car parks and landscaping;
- full range of works on improvement and laying of engineering networks.
The production and storage building of the first stage is located in the eastern part of the site, has a simple geometric shape in plan. Dimensions in the extreme axes 96.0 x 120.0 m and height – 14.85 m from the mark of 0.000 to the mark of the parapet.
In the south-western part of the building there is a four-storey administrative and household building with plumbing, household, administrative, technical and public premises, with a total area of 1029.56 m2.
In the north-western part of the production and storage building, an electrical switchboard, a room for commodity experts and bathrooms have been designed.
Frame of the building: columns – made of reinforced concrete (columns – reinforced concrete, flooring – prefabricated reinforced concrete double-beam ivory beams (industrial and warehouse building), prefabricated reinforced concrete beams with hinged support on brick walls (administrative and domestic building).
According to the functional purpose of the building is divided into several zones:
1) Administrative and household four-storey building – in the axes 1.1 / 1.2-A.1 / A.2:
2) Warehouse in the axes BM / 1-5:
Currently, the construction of the first phase has been successfully completed. Work on the implementation of the next stages is ongoing.
