Architecture often draws its inspiration directly from the context of its location. It is that precise moment when the natural landscape and the site’s initial conditions become the key factors defining the character of a future building. The Etalon Verde residential complex project faced exactly this challenge. A complex terrain with a height difference of nearly fifteen meters, dense surroundings, and strict urban planning regulations regarding insolation became the starting point for the design rather than obstacles.

The development area is currently undergoing a phase of qualitative transformation. A fully-fledged infrastructure with educational institutions and medical centers is already established here. A significant advantage for the location’s growth will be the launch of a new tram line, which will turn the neighborhood into a strategic transport hub and significantly enhance its accessibility.

It was intriguing that before collaborating with the abmk team, the client had already worked with other design firms. Concepts were developed, yet none offered a balanced solution that could harmonize economic efficiency for the developer with a high level of comfort for future residents.

The project began with a deep analysis of the landscape. A fifteen-meter height difference effectively segmented the territory into several levels, requiring a specialized approach to zoning. An additional challenge was the neighboring high-rise, which partially restricted the object’s insolation. Meanwhile, strict urban planning norms allowed for the development of only one-third of the site, with a height limit of eight floors. The combination of these factors formed a complex architectural task where every meter of space had to be utilized with maximum rationality.

The search for the optimal solution involved dozens of sketches. The architectural team meticulously modeled interaction scenarios between sections and varied unit mixes, striving to find the perfect balance between residential space, commercial segments, and parking. In high-end development, it is these calculations at the concept stage that determine the viability and success of the future project.

The terrain itself became the key design tool. The underground portion of the building spans the entire site area, and thanks to the elevation change, part of this volume emerges at street level, forming a stylobate. This platform serves as an architectural extension of the hillside, creating an effect where the building does not simply sit on the ridge but organically grows from it.

Two residential sections were placed at a right angle on the stylobate base, following the street line. This configuration naturally carved out an inner courtyard—a protected space for recreation and children’s activities. The stylobate facades are designed to become a “green wall”: planted ivy and other flora will eventually cover the structures, fully integrating the building into the natural landscape of the slope.

The facade composition gained its distinctive character through the rhythm of deep loggias positioned every other floor. This solution emerged from technical logic: instead of designing additional enclosed square footage, the architects opted for open terraces. This approach added volume and dynamism to the facade while providing residents with maximum natural light and a sense of openness.

The building’s height of seven to eight stories maintains an organic human scale, avoiding the visual pressure typical of dense high-rise developments. The unit mix was designed to accommodate various lifestyle scenarios—ranging from rational, compact formats to spacious family residences.

The name Etalon Verde carries a distinct semantic code: the Italian verde — “green” — defines the very philosophy of the project. The concept of an architectural ecosystem is realized through cascading gardens on the facades, communal scenic terraces, and shaded relaxation zones. Even details such as individual garden plots for residents help create a natural oasis within the dense urban fabric.

These solutions serve a functional purpose beyond mere aesthetics. The greenery fosters a comfortable microclimate, acts as a natural acoustic barrier, and enhances the sense of privacy for the homes.

The surrounding grounds fully implement the “car-free courtyard” concept. All traffic is directed to an underground parking facility with 73 spaces. This level also houses a modern shelter designed to the highest standards, featuring backup power, restrooms, and full accessibility for people with limited mobility. The internal infrastructure of the entrances includes dedicated storage areas for strollers and bicycles, alongside spacious, light-filled lobbies. This integrated approach was made possible by developing the interior logic in seamless connection with the overall architectural concept.

Etalon Verde serves as an example of how a complex landscape can become a primary architectural advantage. The project does not confront the city, nor does it attempt to isolate itself. Instead, the building organically interacts with the terrain, scale, and natural environment, creating a balanced living space within a dynamic urban structure.

The site development concept also envisions potential for a second construction phase towards the future tram line. However, the expansion of the project and its integration into the new transport network will form the next chapter in the history of this location.
