The residential complex project at 12 Sukhovolia St in Truskavets serves as an example of reimagining a central urban area originally developed during the Soviet era. In place of an outdated retail building that had lost its functionality and failed to meet modern urban standards, a new residential typology has been proposed, featuring active ground floors, underground parking, and a shelter.

The 0.2567-hectare site is situated at a key urban junction—the corner of Sukhovolia and Heroiv UPA streets. This location demands a precise urban planning solution: the building must function not only as housing but as a structural element that shapes the streetscape, activates public space, and strengthens the central district of Truskavets. Consequently, the ground floors are dedicated to public and commercial use, while the residential section is clearly separated with its own private entrances.

The project is integrated into a complex terrain with a slope equivalent to nearly an entire floor. Rather than a constraint, this feature served as a tool for shaping the planning structure. Entrances to commercial premises and residential sections are designed independently, while the space above the stylobate is used for internal landscaping, free from transit traffic. This area includes recreation zones, playgrounds, and sports areas, along with barrier-free routes to all functional zones of the complex.

The building’s volumetric composition consists of two eight-story sections joined at a right angle. At the ground level, they are connected by a stylobate that houses an underground parking lot and a shelter with a total area of 1,571 sq. m. This structure allows for the optimal use of the site while maintaining a balance between building density and living comfort.The section along Sukhovolia Street plays a key role in defining the complex’s identity.
Massive cantilevered sections on floors 3 through 7 create a distinct silhouette and emphasize the urban character of the development. The facade concept is based on a contrasting black-and-white color scheme, combining a clean yet seemingly chaotic rhythm of window openings and balconies. This sculptural approach avoids monotony while creating a recognizable architectural image.

The residential portion of the complex includes 85 apartments with layouts designed for modern living scenarios, while over 1,300 sq. m of commercial space ensures active ground floors and provides additional services for both residents and the city. This serves as an example of an integrated approach to redeveloping central urban areas. The project demonstrates how thoughtful architecture, functional zoning, and a clear urban planning solution can transform an outdated site into a vital element of a modern city.
